Be honest. Do you understand reverse mortgages and how they work? If not, you’re not alone. According to the Home Equity and Retirement Income Planning Surveyreleased by The American College of Financial Services, seven out of ten seniors don’t understand reverse mortgages. According to the survey of more than 1,000 people between the ages of fifty-five and seventy-five, just thirty percent of the participants earned a passing grade on basic knowledge about reverse mortgages. Other key findings of the retirement survey include:

• Despite a strong desire to age in place, only fourteen percent of the respondents had considered a reverse mortgage, with only one respondent having entered into a reverse mortgage.
• The number one reason forty-four percent of people did not enter into a reverse mortgage was they did not need it because of sufficient income.
• The respondents were generally misinformed about reverse mortgages, while holding a slightly negative view on reverse mortgages as a retirement tool.
• Respondents thought they were more knowledgeable on reverse mortgages than their knowledge quiz answers suggested, showing both some degree of overconfidence and misunderstanding.

So what is a reverse mortgage? A reverse mortgage or home equity conversion mortgage (HECM) is a special type of home loan for homeowners sixty-two years or older that requires no monthly mortgage payments. Borrowers are still responsible for property taxes and homeowner's insurance. Depending on your circumstances, a reverse mortgage might be a good option to make retiring in your Arizona home possible.

The HECM is a plan that can give older Americans greater financial security according to the U.S. Department of Housing and Urban Development (HUD). Many seniors use it to supplement Social Security, meet unexpected medical expenses, make home improvements and more. Every retirement plan is different, but a new survey shows an overwhelming number of people nearing or in retirement want to remain in their current home as long as possible.The Home Equity and Retirement Income Planning Surveyreleased by The American College of Financial Services was created to better understand retirees’ attitudes about home equity and housing decisions. The results were based on surveys of more than 1,000 people between the ages of fifty-five and seventy-five with at least$100,000 in investable assets and $100,000 in home equity.About fifty-three percent of the participants were male while forty-seven percent were female. Here are some of the statistics the retirement survey revealed:

• Eighty-three percent of older adults do not want to relocate in retirement and almost no homeowners wanted to rent in retirement.
• Forty-four percent of older adults have considered using home equity in retirement.
• Only twenty percent of retirees feel comfortable spending home equity as a source of income.
• Twenty percent of those surveyed felt that it was extremely important to leave their home as a legacy asset to their children or other heirs.
• Forty-five percent of respondents listed leaving their home to their children as not important.

The Peoria Firefighters Charities, a non-profit group made up of Peoria Firefighters, will be hosting its annual Fire it Up Car Show on Saturday, May 21^st from 7:00 a.m. to 1:00 p.m. at State Trailer 8200 W. Peoria Ave., Peoria. The car show event will feature fire apparatus, motorcycles, custom bicycles as well as new and classic cars and trucks. There’s an expected 250 autos on displa ranging from modern cars and trucks to the classics. 

This free family event in Peoria is perfect for the grandkids and will include a bouncy house, corn hole, giant Jenga, an adult Connect 4 and a large Home Depot kids workshop. In addition, there will be local food and ice cream vendors.

All funds raised by the Fire it Up Car Show go back into the community. The Peoria Firefighters Charities pays for children to attend burn camp and diabetes camp. They host also events for senior citizens and the Special Olympics, provide swim lessons for low income children, organize school reading programs and have the annual Johnny Valentine scholarship program.

1.) Home sales are up: March started off strong with a 33.4 percent jump in sales from February according to the April 2016 RE/MAX National Housing Report. Like February, March home sales appeared to be especially strong with sales that were 3.6 percent greater than sales from March 2015. The average year-over-year increase in home sales has been 4.9 percent.

2.) Home inventory is low: At the rate of home sales in March, the National Months Supply of inventory was 3.2, down from 3.7 in March 2015. The average loss of inventory on a year-over-year basis in 2015 was 12.2 percent. The inventory of homes for sale remains very tight in many markets across the country, with March seeing a level that is 13.3 percent lower than a year ago.

3.) Days on the market are down: Days on Market is the number of days between when a home is first listed in an MLS and a sales contract is signed. March becomes the thirty-sixth consecutive month with a Days on Market average of eighty or less. The average Days on Market for homes sold in the metro areas in the survey March was seventy-one, down four days from the average in February, and seven days lower than the average in March 2015.
